Mortgage financing in Spain, organised by your situation.
First home, self-employed, second home or a mortgage that has already been declined: start with the situation that best matches your purchase.
Buying your first home in Spain? Start with the numbers.
Before signing a deposit contract, work out how much you need to finance, how much cash the purchase requires and what monthly payment leaves you enough room.
Self-employed and applying for a mortgage in Spain.
Being self-employed does not automatically rule out a mortgage. The key is to document the activity, income history, current debt and the amount of savings available.
Financing a second home without losing sight of the first.
A second-home mortgage is assessed together with the commitments you already have. Your existing mortgage, other loans, savings and the new property all matter.
Mortgage declined? Find out what may have failed before trying again.
A rejection is not a diagnosis. It may come from affordability, savings, existing debt, the property, the valuation or the lender's own risk policy.
You pay €0 in mortgage broker fees.
The client pays no fees to Hipoteca Real. Where we can handle the transaction, remuneration comes from the financial institution if the mortgage is formalised.
Why doing the numbers first matters
A mortgage is not only about finding a low interest rate. The purchase has to work as a whole: upfront cash, monthly payment, existing debt and enough liquidity after completion. The earlier those numbers are clear, the easier it is to avoid signing a reservation or deposit contract based on an assumption.
1. Start with the household
We review net income, employment or professional situation and how stable those income streams are.
2. Put savings in context
We separate the amount available for the purchase from the cash buffer you want to keep afterwards.
3. Add existing commitments
Loans, cards, other mortgages and regular financial commitments affect how much room a new payment has.
What you can expect from Hipoteca Real
We carry out an initial mortgage study, organise the information needed for the case and, where the operation fits the solutions we can handle, accompany the process through documentation, prescoring, presentation to the lender and the steps before signing. Hipoteca Real does not grant or approve credit.
No fees for you. You do not pay Hipoteca Real a client fee. When a mortgage is formalised through a lender we work with, our remuneration comes from that financial institution.
Common questions
Do I need to have chosen a property?
No. We can start with a price range and your financial situation, then update the study when you have a specific property.
Can I do everything remotely?
Yes. The service is available online and by phone throughout Spain.
Does the study guarantee approval?
No. The lender makes the final lending decision after its own affordability and risk assessment.
Do you charge the buyer a fee?
No. Hipoteca Real does not charge the client fees for the study or for the transactions we handle.
